But if the screen is brittle, faded and tearing in multiple spots, spot repairs become a treadmill; at that point a full rescreen costs less over five years. Most residential cages are a one- to two-day job depending on size, height and how much framing or hardware needs attention. We give you the timeline in the written quote, and we don't start a job we can't finish on schedule.

Yes. We document the damage with photos and measurements, itemize the scope in writing, and provide the paperwork your adjuster needs. We're not public adjusters and we don't handle the claim itself — but we make sure the contractor's side of the file is complete and defensible.

Not the way most people mean it. Roofs get a low-pressure soft wash with a cleaning solution — high pressure strips granules off shingles and can crack tile. Pavers can take more pressure, but too much blasts out the joint sand, which is why we always re-sand afterward. Matching the method to the surface is most of the job.

Generally every two to three years, sooner on a pool deck that gets constant sun and chlorine. Sealing locks the joint sand, keeps weeds and ants out of the seams, and holds the color. If yours have never been sealed, we clean, re-sand and seal as one job.

Twice a year for most Florida homes — once before rainy season so the system is clear when it matters, once after so wet debris isn't sitting in the trough all winter. Under heavy tree cover, quarterly is more realistic.

It depends on the lot and how long you plan to stay. Standard 18/14 fiberglass is the Florida default and the best value. Near water or woods, 20/20 no-see-um is worth it. With pets, use pet-resistant at least on the doors. If you're staying put, heavy-duty mesh outlives two standard rescreens.
